If we&#8217;re facing the prospect of personal foreclosure, it is a time of stress and worry. But even we&#8217;re among those potential foreclosure buyers, looking to take advantage of the possibly lower prices for housing available through this process, the dealing and negotiating can be a big headache.</p>

<p>There is in fact no problem taking a home that is  only a few days from foreclosure sale.  Foreclosure  sale dates are flexible.  In spite of this, if the  foreclosure sale date is fewer than 30 to 45 days  away, we just prefer not to take that.  When we are  contacted fewer than 30 days from their sale date,  it tells us a little about the seller.  They have  probably been avoiding the unavoidable.  The state of  crisis that many sellers like this are in creates  a mindset that isn&#8217;t condusive to a triumphant short  sale. </p>
<p>We wish to empower the person that we are working  for.  So, they can feel that we are in control of  the situation.</p>
<p>On to foreclosures&#8230;</p>
<p>Within Arizona, the bank hires a third party company  (referred to as the trustee or legal representative) to  actually carry out the sale date. If you are looking  to get a foreclosure sale date deferred, lots of times  you just have to ask.  The lender, as a matter of  course, will often reschedule the foreclosure sale date  at least a few times. Here&#8217;s the big catch however.   Do NOT count on what the bank worker says as far as a  foreclosure sale date is.  Always validate that date  with the trustee.  If the trustee does not have  documentation of the foreclosure sale date deferred, it  will not be deferred. </p>
